Property types in Austria

Real estate in Austria are divided into 3 main groups, which are subject to the respective spatial planning laws. When purchasing a property, it is important to consider how the property can be used.

 

"Hauptwohnsitz" - Main Residence

 A person's main residence is the place of accommodation the is referred to as the center of life relationships. The focus of life relationships is characterized by the following three criteria in particular:

  • Duration of stay
  • Location of the workplace or training facility
  • Residence of family members (especially children)

 

"Zweitwohnistz" - Second home

Buildings, apartments or othe parts of buildings that do not serve to satisfy a year-round housing need associated with the center of life relationships, but are intended for stay during holidays, vacations, weekends or otherwise only temporarily for recreational purposes, not longer than 180 days a year. Second homes and leisure residences are specifically defined and regulated in all federal states. 

 

"Touristische Vermietung" - Tourist Rental / Buy to let

Are buildings with apartments that have the status - "touristische Vermietung" - and are suitable for short-term rental to tourist guests. The law does not allow owners to use the property for their own use. It is a clear investment model.
